Late summer in the Snoqualmie Valley sometimes includes a stretch of smoky days. This of course is no reason to avoid Duvall or Carnation and it is a reason to look at a few specific things while you are walking a property, whether that is a five-acre parcel with a barn or a three-bedroom on a quarter acre in town. This post covers the smoky season, what to check on for a house, what the schools do, and what changes if you have animals or livestock.
How Smoky Does It Actually Get in the Snoqualmie Valley?
Some years it barely shows, some years it is a week. This August 2026 was the second kind. On August 3, the Puget Sound Clean Air Agency and the health agencies of King, Kitsap, Pierce, and Snohomish counties issued a wildfire smoke alert. Additionally, a Seattle-area report that day noted air quality was expected to deteriorate through the week before clearing Friday.
It's obvious to say, but the valley that is Duvall and Carnation does not get the same air nor air quality that Bellevue gets. For example, The Washington Smoke Blog (a joint effort of state, county, federal, and tribal agencies) repeatedly notes that when smoke reaches King County, the highest fine-particle concentrations land nearest the Cascade foothills and the eastern portions of the county, while communities closer to Puget Sound stay milder. Duvall and Carnation sit in that foothills area. This means, when smoke is in the air, you will often get a worse afternoon than the general Eastside does on the same day.

What to Look at on a House
This section applies to every buyer out there, including a first-time buyer looking at a house in town.
What I look for is whether the house can seal itself off and clean its own air for a few days. That generally means three things. First, does it have a central HVAC system or is it a heat-and-open-the-windows house? A lot of the Valley's older homes is the latter kind. Second, if there is a HVAC system in place, can it take a high-efficiency filter and does it have a fresh-air intake that can be closed? Third, is there a room in the house that could serve as a clean room, meaning few windows and doors that close snuggly.
To be fair, the Puget Sound Clean Air Agency has tested box-fan-and-furnace-filter units and found they dramatically reduce fine particles and black carbon, and they publish instructions for building one. But it is much better to know what you are buying than to find out once smoky season is already here.
What Do the Schools Do on Smoky Days?
If you have kids, you might be wondering about schools. The Riverview School District serves Duvall, Carnation, and the surrounding Valley area, and its schools are Cedarcrest High School, Tolt Middle School, and Cherry Valley, Stillwater, and Carnation elementaries. In 2023, Riverview installed PurpleAir sensors at Cedarcrest Stadium, Tolt Middle School, Cherry Valley Elementary, Stillwater Elementary, and its Carnation campus, and added an air quality page to the district website showing live readings from all of them. The district uses these when deciding whether to postpone outdoor events, recess, and athletics.
Practically, this means recess moves indoors, and football practice times shift or cancels. It is not a school-closure situation, but when you're want to stay up to date, that information lives on the Riverview School District site.
What Changes If You Have Horses, Chickens, or Any Animals Outside?
Everything gets a layer more complicated when livestock are involved.
Horses have enormous lungs and no ability to tell you they feel bad. On smoky days, you'll want to consider no hard work, turnout only when readings allow, extra water because smoke is drying, and a shelter option that is enclosed rather than a three-sided run-in. When I walk a barn in this area, I take these things into account, including whether the airflow works when it does and whether the dust situation inside is going to make things worse instead of better. A barn that traps heat and dust is not a refuge.

The Community Calendar Shifts, and Then It Comes Back
Sometimes, smoke changes the pace of the Valley for a few days. For example, on August 4, Carnation moved its National Night Out event to Tolt Middle School, Duvall's neighborhood events and Duvall SummerStage were canceled, and Fall City held its gathering at the fire station. Everyone adjusts, and then the week turns and the Duvall Farmers Market at Taylor Landing and the Carnation Farmers Market at Tolt-MacDonald Park are running again. So, smoke season is a handful of days along the river, the Snoqualmie Valley Trail, Big Rock Park, and the farms.
Should Any of This Change Where You Buy?
No, but it should change what you ask. For example, King County Conservation District offers wildfire preparedness support for property owners such as risk assessments, home hardening, and fuels reduction assistance.
