If schools are a primary driver in your home search, Issaquah just got more interesting for you. After years of planning, challenges, cost considerations, the Issaquah School District broke ground this month on a fourth high school. The $99 million project is underway now, with construction started April 2026 and a target opening of fall 2027. That timeline may put it squarely inside the decision window for families that are considering buying in Issaquah or Sammamish this spring.
Here is what the new school means for your search before you make an offer.
WHY WAS THIS SCHOOL BUILT AND WHERE IS IT GOING?
The new high school site at 4221 228th Avenue SE, on the border between the City of Issaquah and Sammamish, near the Providence Point retirement community. The Issaquah School District purchased the roughly 41-acre site in 2016 after voters approved a bond for land acquisition. Years of challenges, permitting, and costs delayed it many times. What's being built now is a scaled-down Phase 1: a roughly 85,000-square-foot campus designed to serve about 650-700 students when it opens in fall 2027, with the intention to expand later.
The reason it had to be built comes down to enrollment pressure at the two main high schools in the district. Skyline High School serves approximately 2,250 students and Issaquah High School approximately 2,500. Both of these schools have been among the largest high schools in Washington State. The district's plan is to move roughly 1,200 - 1,400 students from each of those schools' attendance areas into the new school, right-sizing all three campuses.
WHAT DOES THIS MEAN FOR FAMILIES BUYING A HOME RIGHT NOW?
Something to note: attendance boundaries for the new high school have not been set yet. As of now, the district confirmed that boundary decisions will happen closer to the school's opening in 2027, with community input as part of the process. The district's official website is probably the right place to follow updates.
This means that a home that is zoned for Skyline or Issaquah High today could potentially be reassigned to the new school when it opens. If the high school your student attends is a driving factor in where you buy, there are two ways to think about this:
If the new school is part of your calculus: The site sits roughly in the middle of the district's two most crowded high schools, on a major arterial that already serves Eastlake, Eastside Catholic, and Skyline. Homes in the southeast Sammamish and Issaquah Highlands corridor are logistically well-positioned relative to the new school's location on 228th.
If you want to stay within a specific existing school's boundary: Verify the current boundary assignment with the district directly. Boundaries may shift and the change in fall 2027 will be one of the most significant redistricting in the district's recent history. Relying on online mapping tools for attendance zone data is not reliable. The Issaquah School District's enrollment office might be able to confirm a specific address.
WHAT ELSE SHOULD BUYERS KNOW ABOUT THE ISSAQUAH MARKET IN SPRING 2026?
Beyond the school story, Issaquah is exhibiting a balanced real estate market right now. For families who were waiting for "the right time," the combination of expanded inventory, more balanced conditions, and a new high school on the way is a meaningful shift from where things stood 18–24 months ago.
Speaking of beyond the school story, the commute picture is also worth noting. By car, Issaquah to Bellevue via I-90 typically runs 12–20 minutes during peak hours per WSDOT commute data. Express bus service reaches Bellevue in about 20 minutes and downtown Seattle in about 30 minutes, per the City of Issaquah's transit page. The transit picture is also improving. Sound Transit's 556 is scheduled to run every 15 minutes between Issaquah Highlands and Bellevue Transit Center starting fall 2026.
